Why Use Bridging Finance?

For property developers bridging finance facilitates the purchase of a site or existing property in order to build or upgrade. Often conventional lenders will not provide financing at this early stage but once the development is complete the loan can be refinanced at more attractive terms.

Recent Bridging Finance Examples

Student Accommodation: Our client owned a site and needed a €4.5m development loan for six months to build student accommodation in a regional city. This was subsequently rolled in to a senior debt 5-year commercial term loan with a mainstream bank.

Distribution Facility: An initial loan for 15-months to develop a 23,000 square foot distribution facility in Co. Clare adjacent to Shannon airport. This was subsequently rolled in to a €2.5m Senior Debt 7 year commercial term loan.
